1. Reservation Confirmation ​

When you book a room, that room type is held exclusively for your dates upon full payment. Your reservation is confirmed once payment is processed and you receive a confirmation email. Please review your confirmation carefully.

 

2. Payment Policy​​

​

• A valid credit or debit card is required to secure your booking.

• Full payment for all nights, plus taxes and a one-time cleaning fee, is charged at booking.

• Payments are processed in USD; taxes may change without notice.

 Tip: Double-check your booking details and contact us if corrections are needed.  Get Travel Insurance.

3. Cancellation Policy

​​

• 31+ days before check-in: Full refund except certain special-event dates including but not limited to Ironman week. Refunds take 7-10 business days. 

• Within 30 days: No refunds or changes, including no-shows, date changes, shortened stays, or early departures.​

​​

We strongly recommend purchasing travel insurance for protection against illness, flight changes or cancellations, weather, emergencies, and more.

4. Age & Guest Policy​​

​​

• Only guests 18 years or older may make a reservation.

• Guests under 18 must be accompanied by an adult.

• Children must be over 5 years old. No additional beds are available. 

• If booking on behalf of others, all guest’s full names must be provided.

5. House Rules

​​

• Quiet Hours: 8:00 PM – 8:00 AM daily. Please respect other guests.

• No Smoking: Smoking is prohibited everywhere on the property. 

• No Pets: Pets are not permitted to ensure comfort and safety for all guests.

6. Check-In & Check-Out

​​

• Check-in: after 3:00 PM

• Check-out: By 11:00 AM

• Early check-in or late check-out must be arranged in advance and may incur additional charges.

7. Identification & Responsibility

​​

Valid government-issued photo ID and booking credit card is required at check-in. Guests are responsible for the conduct of all occupants in their room and for any damages incurred during their stay.

8. Changes to Terms

​​

Big Island Retreat reserves the right to update these Terms & Conditions at any time without prior notice. The latest version will apply.
